EDITOR’S NOTE: The following letter from Modern Community Builders Inc. was forwarded to us by a Daily Post reader. The letter, presumably sent to all property owners living in proximity of the proposed 70-acre Ponderosa Mountain subdivision development, indicates that the meeting is open to the public. You can also find information about the proposed subdivision development on the Town of Pagosa Springs ‘MyPagosa.org’ website.
The Daily Post was also sent a copy of an email from Town of Pagosa Springs Planning Manager Owen O’Dell, which is shared below.
The Modern Community Builders letter indicates a 28-acre development. The Town’s website mentions “70 acres of vacant land.”
A ‘Sketch Plan’ is a preliminary presentation to the Town, outlining the general idea of the subdivision, typically before extensive engineering and architectural work is begun. This allows the community and the Town Planning Commission to make suggestions prior to submission of the required ‘Preliminary’ and ‘Final’ plans.

The Lodges at Ponderosa Ridge is part of the 28-acre project and is planned for an 82-cabin all suites 10-acre resort with several vacation amenities. The balance of the 28-acres is designed as for-sale housing with 30 homes that qualify as “certified workforce” housing, all with 2-car garages.

All,
After the postponement, the applicant decided it would be best to hold two neighborhood meetings to provide more information and facilitate a discussion about the proposal.
These are NOT events hosted by the Pagosa Springs Planning Department. The applicant rented the space themselves and will handle all components of the meetings. I will be there predominantly to listen to the meeting, not as an advocate for or against this proposal. The town staff is obligated to remain neutral on all proposals.
We are posting this on our mypagosa.org page as a courtesy to the public. The applicant mailed letters to all adjacent property owners, but knowing how slow mail moves here, I wanted to send this information directly to those of you who emailed me.
