Applications Available for Future Homes Through Habitat for Humanity

Habitat for Humanity of Archuleta County is now accepting applications for its 2026 homeownership program.

Applications will be accepted through June 30, offering local individuals and families the opportunity to build and purchase an affordable home in partnership with Habitat.

Prospective homeowners must earn no more than 80 percent of the area median income (AMI), as determined by the 2025 guidelines from the Colorado Housing and Finance Authority (CHFA) that were recently released. For example, a family of four may earn up to $81,600 and remain eligible to apply. Income minimums vary depending on an applicant’s debt-to-income ratio, which will be reviewed individually. Habitat Archuleta often partners with families earning just 60 percent of AMI.

Habitat Archuleta staff will review applications this spring and conduct one-on-one meetings with applicants in July and August to walk them through the process and assess eligibility, including potential qualification for a USDA Rural Development 502 Direct Loan — a program that often features more favorable interest rates than conventional mortgage loans.

“Habitat for Humanity offers a unique path to homeownership,” said Executive Director Leah Ballard. “Our homes are sold at appraised value, but with a mortgage structure our local workforce can afford.”

The 2026 builds mark the final phase of Habitat Archuleta’s ambitious “15 Homes in 5 Years” campaign, with four new homes planned for the Chris Mountain Village and Trails subdivisions within the Pagosa Lakes Property Owners Association. These modular homes will be equipped with rooftop solar panels,targeting net-zero energy use. Habitat Archuleta’s homes are deed-restricted to ensure long-term affordability and safeguard community investment. Construction is powered by a blend of volunteer labor, skilled subcontractors, in-kind donations and the sweat equity of future homeowners who actively participate in building their homes.

  • In person at the Habitat office, located above TBK Bank in downtown Pagosa Springs.
  • On the bulletin board outside the office.
  • Online at habitatarchuleta.org.
